A roof inspection can be broken down into three parts: initial contact, onsite information gathering, and estimate.

Initial Contact
This is the first step of the inspection process. The roof inspector will chat with you about issues you’ve already noticed, if any, including leaks, stains, storm damage, etc.
They will also ask questions regarding the home’s history: age, size, layout, and other relevant info that will help expedite the process. Then we move on to the next step.
After the inspection, the inspector will review the findings with you. This may include photos, notes, repair options, replacement options, timing, and an estimate.
Onsite Information Gathering
In this step, the inspector will physically visit the home, inspecting the roof.
This can be done by a mix of gaining access to the roof via a ladder or internal access, and in some cases, drone technology can be utilized in the case of steep roofs or otherwise hard to access locations.
As far as what they are looking for, anything that could be causing issues in the present, or later down the line.
Examples include: leaks, shingle or tile damage, flashing problems, damage issues, etc.

Estimate
This is the final piece of the inspection. After gathering all the relevant information and physically inspecting the roof, the inspector will summarize this information and present it to you, the homeowner, in a way that makes sense.
An estimate will include: what issues were found, how to fix them, and estimates of cost and timeline. At this point, the inspection is concluded, and you have a clear idea of what issues you’re facing and how to fix them.
